Underused land to make way for 450 new homes within months

Hundreds of new Queensland homes will be built under a program intended to sell off underutilised state-owned land for development.

Brisbane’s middle ring is set for a huge transformation, with work to construct 450 new homes at a former state-owned energy site to begin within “months”.

This week, Deputy Premier Jarrod Bleijie announced a 6.4-hectare parcel of land on Blinzinger Road in Banyo – once used by Energy Queensland – would be developed into a mixed-use housing precinct.

Under the plan, three developers would take ownership of the land to create 207 townhouses, a 180-bed residential aged-care facility and 64 affordable units.

Bleijie, who also serves as the state’s planning minister, said the development would help tackle the state’s housing crisis, which saw approvals slump by 29 per cent.

“Availability equals affordability,” he said.

“By ensuring supply is unlocked, while also delivering a record number of social and affordable homes and support for first homebuyers, we’re delivering a place to call home for more Queenslanders,” he said.

The Queensland government earmarked the site in Brisbane’s north for development under its Land Activation Program in February. The program seeks to sell off underutilised state-owned land for development.

Last month, the site was also declared a Provisional Priority Development Area by the government, allowing for local planning laws to be overridden to fast-track development.

Bleijie said early work would start within months, with construction set to begin early next year.

“We’re delivering more housing, including affordable homes, quickly,” he said.

Property Council of Australia Queensland Executive Director Jess Caire said: “Reaching this point in just four months from the program’s launch reflects the pace and partnership needed to make a meaningful difference to housing supply, affordability and choice for Queenslanders.”

She said the development would “unlock greater diversity on well-located land close to jobs, transport and everyday amenities”.

Since the Land Activation Program’s launch, more than 21 hectares of land have been released to market, and another 3,000 hectares of potential sites have been identified and are under assessment, according to the government.
