

A new residential project inspired by the ritual and tranquillity of Moroccan bathhouses could soon rise in the tightly held Budds Beach pocket of Surfers Paradise. Here’s everything we know so far …
Property developer Homecorp has lodged a development application with Gold Coast City Council for a $260-million, 27-storey apartment tower at 8–10 Acacia Avenue and 25–27 Oak Avenue – a site that has seen little large-scale residential activity in more than a decade.
If approved, the project would introduce 156 luxury two- and three-bedroom residences, with wellness forming the centrepiece of the design. A residents-only spa sanctuary is planned within the building, drawing cues from Moroccan bathing culture and featuring private treatment rooms, a Nordic sauna, steam room, and both hot and cold plunge pools, alongside a curated juice bar.
Above it all, a rooftop leisure precinct would crown the tower with a heated infinity pool, spa, fitness centre, yoga and Pilates studio, and shared entertaining spaces including a residents’ lounge, kitchen, bar and outdoor barbecue areas.
According to Homecorp founder and CEO Ron Bakir, the proposal aims to rethink the role of residential living by placing wellbeing at the centre of everyday life.

Each apartment has been designed to capture a different outlook across the Gold Coast landscape, with vistas stretching from the city’s surf beaches to the Nerang River and the hinterland beyond.
The Budds Beach location remains one of the city’s most tightly held residential enclaves, positioned just moments from the energy of Surfers Paradise while retaining a quieter, waterside character.
The proposal sits on a 2130-sqm site and forms part of Homecorp’s expanding Gold Coast portfolio, following the completion of Eve Residences in Labrador in 2024 and the launch of several other large-scale projects across the city. The Budds Beach development is expected to launch to the market later this year.
