With the 2032 Olympic Games fast approaching (those seven years are going to pass very quickly, folks) Brisbane has become a fast-growing and ever-changing city. Thanks to a score of world-class developments kicking off construction across Brisbane, the city is about to evolve in a number of exciting ways. From billion-dollar riverfront precincts to the transformative redesigns of beloved neighbourhood hubs, here are the most exciting new developments that Brisbane can look forward to visiting over the next few years.

Waterfront Brisbane, Eagle Street
Brisbane City is set to receive a new and improved riverside precinct with construction already underway near Eagle Street. Waterfront Brisbane, one of the newest developments from Dexus, will see a $2.5-billion multi-stage project delivering a global-standard tourist destination, plus a premier waterfront dining and retail hub. The precinct will feature two new office towers, with 52 percent of the towers’ office spaces already committed to the likes of Deloitte, DLA Piper, Allens, Minter Ellison, Gadens and Colliers. Construction of the first tower is currently ongoing, with an expected completion date in 2028, which will be followed by the second tower. Development plans also feature a bustling retail precinct and the widening and raising of the riverwalk to 15 metres high, which is expected to open with temporary finishes in early 2026 and full completion in 2028. The precinct will also receive new moorings for commercial crafts like river taxis and a new CityCat terminal to create a public and open space that is accessible 24/7.

Toowong Central
A long-dormant site in Brisbane’s inner-west is being primed to become a new focal point for Toowong with environmental sustainability and commitment to local engagement at heart. Backed by Verso, the urban development will redefine city living with a mixed-use precinct of residential, commercial and public spaces designed for the fostering of community, with predicted completion by 2032. Verso’s dynamic plans for Toowong Central include three architecturally distinctive towers overlooking a lively streetscape that highlights a diverse range of residential options and retail outlets. The precinct will also become home to state-of-the-art amenities, such as wellness facilities and communal areas to enhance quality of life for both residents and visitors. A large portion of the site is dedicated to the public realm across elevated greenery, climate-responsive architecture, interconnected plazas and green spaces designed for community interaction. Inspired by Brisbane’s subtropical character, Toowong Central is poised to reflect the city’s evolving identity as a forward-thinking, liveable metropolis.

North Lakes Town Centre
Comiskey Group, the minds behind Sandstone Point Hotel, The Doonan and the Dakabin Hotel, are investing $180 million to bring a large-scale development to the City of Moreton Bay. The North Lakes Town Centre precinct, a 1.72-hectare site which the team describe as a “mini-James Street”, will combine lifestyle, leisure and hospitality facilities. The Bureau Proberts appointed design will highlight a boutique 130-room, five-star hotel within the heart of the precinct while featuring premium restaurants, high-end fashion retailers, a gym, wellness facilities and green public spaces. With a commitment to cultivating Moreton Bay’s visitor economy and meeting the needs of the rising population, the new North Lakes precinct is predicted to generate more than 880 jobs and inject an estimated $538 million into the local economy. With construction prepared to begin in 2026, the North Lakes Town Centre precinct will offer a central, world-class town centre to Brisbane’s north.

James Place, James Street
A stunning new lifestyle precinct is anticipated to bloom in James Street, bringing six levels of creative retailers, independent designers and innovative businesses to Brisbane’s premier lifestyle precinct. James Place will add new high-end retail, dining and wellness tenancies to the Fortitude Valley strip, along with boutique office accommodation. Designed by Richards & Spence and brought to market by Forme, the precinct will also present a lush, multi-level courtyard plaza and a rooftop venue where panoramic city views create an elevated visitor experience. With excavation of the five-level basement now complete and upwards construction underway, the fast-developing precinct is now accepting lease applications. With its central location and visionary architectural design, James Place is guaranteed to become one of Brisbane’s most unique and immersive retail destinations.

The Pavilion, James Street
Positioned at the high end of James Street is a projected flagship retail, office and dining precinct that will redefine Brisbane’s luxury retail landscape. Developed by landmark creators Graya and meticulously designed by artisan architect Koichi Takada, The Pavilion will celebrate craftsmanship, individuality and timeless sophistication through a design crafted to complement the rhythm of James Street. Within Brisbane’s prime shopping boulevard, the “house of style” will be home to a curated collection of brands blending of design, fashion and culture. The precinct’s design draws inspiration from nature, boasting immersive spaces that merge environment with architecture and sculptural facades of sweeping glass forms, soft curves and organic detailing. Across six levels, greenery softens each terrace of the buildings layered profile, which is topped by a signature rooftop restaurant and bar with surrounding city views, which will aim to cement the Pavilion as a dynamic landmark. Commercial leasing is now open for one of Australia’s next hottest places to play and work.

Mt Coot-tha Masterplan 
Brisbane City Council has devised a long-term master plan to protect and transform the Mt Coot-tha precinct into a world-class ecotourism destination – a landmark that receives more than one million visitors every year, from its Botanic Gardens to the planetarium. Among the proposed improvements for the precinct is a 170-km long Brisbane Wilderness Walking Trail connecting Mt Coot-tha to D’Aguilar National Park, with a design inspired by Tasmania’s Cradle Mountain and New Zealand’s West Coast Wilderness Trail. The track will also feature a range of resting points like bush huts, camping, way-finding sites, picnic areas and composting toilets along the way. The masterplan proposes various other upgrades, including a Botanic Gardens nighttime light show, an accessible tree top walk, an improved lookout at the summit, sustainable nature retreats and a mountain biking skill development track, while revegetation and habitat restoration across the precinct will support native biodiversity. Other proposals include the redevelopment of the Tropical Display Dome, reimagining the Planetarium and the Sir Samuel Griffith drive into one-way loop road with a bike lane. Brisbane Sustainability Agency will lead the development on behalf of Brisbane City Council with a plan that will protect, enhance and re-imagine the precinct as an iconic destination that delivers environmental and social value for generations to come.

Lua Bulimba
Aiming to leave a legacy of luxury, holistic developer Cielo is giving a gift to the South Side with their latest project, Lua Bulimba. A visionary urban village in the heart of Bulimba, Lua will seamlessly blend dining, wellness and boutique retail through Fortitude Valley-based architect firm, ZArchitects. With a name inspired by the Turrbal word for ‘place of the magpie’, Toogoolawah, Lua will celebrate both the heritage and the future of the South Side. Across three storeys of already fully leased tenancies, including a new Harris Farm Markets outpost, Lua will also feature a small block of apartments, an open-air dining destination and a rooftop wellness space. Once completed, the $190 million Oxford Street development will bring sweeping views, exceptional flavours and a dynamic lifestyle experience fostering community connection to Bulimba.

Bulimba Barracks
The historic 21-ha Bulimba Barracks site on Brisbane’s riverfront has been approved to undergo a major transformation – one that honours the site’s history while adapting it to the suburb’s growing community. The first stage of the masterplan will see the site’s heritage fabrication shed, a structure dating back to WWII, become the heart of the development while respecting the building’s existing form, proportions and materials. With its northern-facing entry towards the river, the shed will establish a strong identity for the precinct and a community gathering space and lively hospitality zone boasting food, beverage and retail tenancies, plus a boutique supermarket to service the growing residential precinct. West of the shed will be a two and three story residential complex facing Apollo Road, containing ten one-bed, 38 two-bed and 21 three-bed dwellings across the two buildings. Designed by Buchan for Shayher Group, the development will feature a climate responsive design curated to Queensland’s subtropical environment through internal courtyards and breezeways for air circulation to provide outdoor living connected to nature. A landscaped pedestrian laneway will elevate the space between the residences and the shed, hosting community gardens, play spaces and public art, while sky terraces offer additional shared places to relax and take in the river views.

The Lanes West End
Set to become the new centrepiece of West End’s riverside peninsula, The Lanes is a $1.3-billion development honouring impeccable design, superior craftsmanship and elevated living. Featuring almost 4,500-sqm of resort-style amenities – including a community park and private dog park – The Lanes aims to stand as an urban oasis where life takes centre stage. With dynamic architecture and unique sophistication, The Lanes will sport an impressive sculptural design, featuring a skybridge connecting two of the three residential buildings adjoined by a full three-level atrium that spirals upwards towards the overpass. Across the three residential buildings, each floor has been designed in harmony with its location, with orientation enhanced to capture views, sunshine and flowing fresh breezes through deep balconies into each home. Upstairs, the 2000-sqm rooftop is an elevated retreat offering the Palm Lagoon Pool with beach entry and 20-m infinity edge, Lookout Bar & Terrace, and Sky Deck Private Dining pavilion. The development plans include the completion and transformation of Tondara Lane within the Montague Markets precinct into a unique streetscape with the addition of open lawns, meandering paths and lush green spaces. Stage One residencies are now open, with Stage Two currently under construction with a predicted completion date in late 2026.

Albion Exchange
A $1-billion development will revitalise the suburb of Albion with a genuine transit-oriented design born from developer GEON’s partnership wth the Department of Transport and Main Roads. Albion Exchange, the 4-ha state-owned site will undergo a ten-stage development to become one of Brisbane’s newest retail, commercial, residential and lifestyle hubs, with a focus on connectivity and accessibility. With a design crafted to complement Albion’s unique surroundings, Albion Exchange will be home to modern residential accommodations, cutting-edge office spaces, a diverse dining scene and an array of shopping facilities. With substantial investments in upgraded rail infrastructure, amenities and public access enhancements to Albion train station, the vibrant hub will support the Queensland Government’s vision for a transit-forward development. To align with Queensland Rail’s ongoing accessibility improvement initiatives, the site’s design includes a new communal pedestrian plaza, platform access with lifts, hearing aid loops, signage and tactile flooring surfaces.

The Victory Hotel Tower, Brisbane City
Brisbane’s oldest pub is primed to receive a shiny new transformation as Brisbane’s demand for accommodation grows. Precision Group recently announced plans for the addition of a 50-storey hotel tower to The Victory Hotel, which was established in 1855. The 16,000-sqm tower will deliver 284 rooms and amenities, plus restaurants, a public rooftop bar with panoramic city and river views, and a hotel pool on the 40th storey. In a unique architectural approach, the tower will be lifted six storeys above ground, a design tactic that will allow the iconic Victory Hotel to remain visually and spatially distinct. With architectural design by Bureau Proberts and interior design by S. Shyne, The Victory Hotel Tower will serve as a contemporary urban landmark that supports Brisbane’s evolving tourism infrastructure ahead of the 2032 Olympic Games while also honouring the site’s historic roots. Pending development approval, the Victory Tower is scheduled for pre-2032 completion with construction to begin in late 2026. Now that refurbishment plans have been approved, the historic pub will also transform, separating into four venues, including a sports bar and beer garden, a rooftop garden bar, a steak house restaurant and a basement speakeasy with gaming room.

Teneriffe Banks
Kokoda Property has unveiled its plans for Teneriffe Banks, a multifaceted hub bringing five new towers to the Riverside Industrial Sands site on Skyring Terrace. One of Brisbane’s largest private developments, Teneriffe Banks is a collaborative project between Cottee Parker Architects, Carr Architects and Urbis Town Planning and Landscaping, spanning residential, hotel, commercial and riverfront dining and retail offerings. The five tentatively-titled buildings will include The Interloom North and South, which will function as the project’s flagship buildings. The South will boast a collection of two, three and four-bedroom luxury apartments and penthouses, while The North will be Brisbane’s first Kimpton Hotel, featuring a 200-plus-seat signature restaurant and bar, a spa, a fitness centre, large-scale event spaces, and an open-air garden terrace complete with infinity pool and rooftop bar. The Ferry Building, adjacent to the Teneriffe Ferry Terminal, will feature modernist homes with 3.6-m ceilings, while along Skyring Terrace, The Store Houses North and South will home modern warehouse residences known as The Woven Lofts and The Store Houses, with one, two and three-bedroom apartments. The development will include lush gardens, terraced lawns and a picnic area, alongside three new laneways – Helen, Wool and Brick Lane – to wind through the development, connecting Skyring Terrace to the Brisbane River.
