Sunny beach days and balmy rooftop nights – Avani Mooloolaba Beach Hotel has just opened its doors

There’s even more reason for a trip up north with the opening of the 12-storey Avani Mooloolaba Beach Hotel. Positioned opposite the esplanade with direct access to Mooloolaba Beach, the property brings a new level of luxury to the already bustling coastal hub. 

Developed, owned and operated by Queensland-based KPAT Hotels (Metropole Hotel Townsville and Oaks Toowoomba Hotel) under a franchise agreement with Minor Hotels, Avani Mooloolaba Beach Hotel marks the first full-service internationally branded hotel to open in the region in more than 40 years. 

KPAT Hotels managing director Kenneth Wagner says the opening of the 180-room property is not only a milestone for the company but for state tourism readiness ahead of the 2032 Olympic and Paralympic Games.

“As a Queensland-based owner-operator, we have invested with confidence in the long-term growth of the Sunshine Coast. This project responds directly to strong and sustained demand from domestic travellers, growing interstate visitation and growing awareness of the Sunshine Coast amongst international travellers as both a leisure and business events destination.”

The CEO of Queensland Tourism Industry Council Natassia Wheeler expressed the importance of the new 180-room supply stating that, “every new hotel project helps to close the accommodation shortfall and strengthens Queensland’s ability to host global events, major conferences and high-value international visitors.”

Offering the ideal balance between chill and thrill, Avani guests can experience the Sunshine Coast lifestyle at their own pace – whether that’s starting the day with a sunrise swim, shopping at The Wharf Mooloolaba, unwinding with a treatment at AvaniSpa, squeezing in a workout at the AvaniFit gym or simply sleeping in to the sound of waves rolling ashore.

Just a five-minute walk from SEA LIFE Sunshine Coast Aquarium and a short drive to Alexandra Headland, the hotel is well positioned for every kind of traveller.

Guests can wander up to the rooftop for panoramic views across Mooloolaba Beach and the Pacific Ocean, take a dip in the pool or dine at the property’s new rooftop restaurant, Sully’s.

Led by executive chef Marky Godbeer (formerly executive chef at The Calile Hotel) Sully’s Rooftop will treat guests and visitors to a modern Australian-inspired dining menu focused on locally sourced seafood and seasonal produce. Highlights include artisanal flatbread topped with truffle honey butter and local prawns with jalapeno cream, alongside delicacies like pig’s head and aged-comte doughnuts, roasted butternut lasagne, tempura line-caught market fish, woodfired Margra lamb shoulder and wagyu cheeseburgers.

The drinks menu features house cocktails – including the signature Sully’s Slushie – alongside tap beers, wines and zero-proof sips. 

Down on the ground floor, guests will discover Avani Mooloolaba’s lobby bar. Overseen by head chef Hamish Pink (ex-Elements of Byron), the venue brings a relaxed social dining energy with a selection of quick bites, shareable plates and bar snacks aimed at locals, beachgoers and passersby. 

Later in the year, Hamish will also lead the culinary offering at First Avenue Cellar & Bar – a wine-focused venue that blends retail cellar, European-style casual dining and tasting experiences.
