Gold Coast developer Andrews has officially lifted the curtain on South Beach, a $900 million lifestyle destination in Surfers Paradise that places wellness at the heart of its design.

When it comes to unveiling a new project, Andrews isn’t one to follow convention. Instead of a standard sales suite reveal, the Gold Coast developer debuted South Beach at HOTA with a panel conversation and acrobatic performances, setting the tone for a project defined by fresh thinking and bold ambition. That spirit of doing things differently is woven through every detail of the $900-million wellness-led development that is inspired by the sleek geometry of modernist Miami architecture and brought to life by acclaimed firm Bates Smart.

South Beach will see two 37-storey towers rise above a six-level podium, delivering 394 light-filled residences that enjoy cross-flow ventilation, natural light and expansive dual or triple aspect living spaces. Each residence, from one to four bedrooms, features wrap-around balconies designed to capture uninterrupted ocean, river or city views.

At the heart of the project is more than 5500-sqm of private wellness amenities – a sanctuary for residents that blends health, leisure and connection into seamless shared spaces. Facilities include two resort-style pools, plunge pools, a Hammam, saunas, a state-of-the-art gym, lawn, library and co-working hub, cinema, BBQ terraces and subtropical gardens. At street level, a signature restaurant will spill onto landscaped terraces, bringing a vibrant dining scene to the neighbourhood.

Sarah Andrews, general manager of Andrews, says South Beach reflects the growing shift in what residents expect from modern coastal living.

“Wellness is no longer reserved for luxury residences; it’s what people now expect as part of everyday life. With abundant natural light, cross-flow ventilation, and thoughtfully designed living areas, South Beach sets a new benchmark for coastal living with wellbeing at its core,” she says.

Positioned just two blocks from the beach at Surfers Paradise, the site spans three street frontages. Andrews acquired the land in 2024 with approvals for more than 1100 apartments but has chosen to reduce density by 65-percent to prioritise spaciousness and design integrity.

According to the Global Wellness Institute, wellness real estate is one of the fastest-growing property sectors globally, with the Gold Coast identified as a key hotspot. South Beach will be priced from $925,000 for one-bedroom apartments, $1.55 million for two bedders and $2.25 million for three.

A South Beach sales gallery will open in spring 2025, offering buyers a first glimpse into the project’s vision, with construction scheduled to begin in late 2025 by Andrews’ in-house team, A Construct.
