The state government has placed the final parcel of land at The Spit in the northern Gold Coast on the market, hoping to attract developers to build a precinct near Sea World.

More than three hectares of waterfront land at The Spit is on the market, with the state government seeking a developer to build a “landmark” destination on the northern Gold Coast plot of land.
The site is the last vacant parcel of land under The Spit Master Plan, a state government project to transform the peninsula bordered by the Pacific Ocean and The Broadwater.
Located just south of theme park Sea World, the land — ‘Village Centre North’ — offers investors the opportunity to build a “landmark destination”. It’s the largest remaining undeveloped parcel of land on the Gold Coast Spit.
The state government is fielding expressions of interest for a developer to build a mixed-use precinct incorporating accommodation, retail, dining, commercial marina operations and public spaces.
Queensland Deputy Premier Jarrod Bleijie said the land release shows “Queensland is open for business”.
“Our government’s target is to unlock all development sites identified in The Spit Master Plan, with more than $1 billion in job-creating investment already progressing across the precinct,” Bleijie said.
“Village Centre North is the next step in activating The Spit. It will boost tourism, create new jobs, support local businesses, drive new economic opportunities and bring renewed energy to an area deeply valued by locals and visitors alike.”
The announcement was welcomed by Urban Development Institute of Australia (UDIA) Queensland CEO Kristy Chessher-Brown, who said the site represented a “compelling opportunity”.
“This is a chance to realise the potential of the Spit Master Plan and drive the delivery of a thriving hub – a place where people can enjoy some of the very best experiences that Queensland has to offer,” she said.
“This is an exciting announcement for the industry and the future of the region.”
The state government wants the project to deliver a number of community and tourism-focused infrastructure, such as a scenic Broadwater pathway, a landscaped arbour linking The Broadwater to Seaworld Drive, a modern marina and accommodation.
The Spit Master Plan was established in 2019 to deliver infrastructure projects on the slice of pristine northern Gold Coast land, which is mostly green space.
Under the Master Plan, 138 hectares of green space would be retained and balanced with the creation of the ‘Village Centre’. Planning regulations ensure that all buildings will be a maximum of three story’s and 15 metres to integrate into the landscape.
There have been mass protesters against development on The Spit in the past decade, notably in the early 2010s when locals opposed the construction of a cruise ship terminal at The Spit.
This ultimately led to the terminal project being dumped, and driving the formation of the new Spit Master Plan.
