Award-winning construction, design and development company GRAYA recently bought 19 Chester Street, a 3,000 sqm site less than 100 metres from James Street for $40 million.
The company has now lodged plans for a residential-led precinct The Silo and Silo Lane, a project designed by Bureau Proberts, with an estimated value of more than $700 million in gross revenue.
Plans for the project include 170 residences, with ground-floor retail and dining along Silo Lane, a health and wellness amenity level, communal resident spaces and a landscaped public area.
The site sits at the intersection of Chester Street and Morse Street with more than 165 metres of frontage, and is one of the last development-scale landholdings on the immediate James Street precinct fringe.
Rob Gray, GRAYA CEO and co-founder, had lofty ideas for the project claiming it it would become Brisbane’s best residential building.
“We pledge to deliver a world-class building that outperforms all other residential offerings in Brisbane,” Gray said. “The Silo is the residential offering the James Street precinct has been missing, and the design reflects the scale of that opportunity.”

National property developer Goldfields has begun earthworks on its $220 million development, with 131 residences, more than 50 percent of its total offering, already sold.
The high-rise, named Quartet, will be a wellness-focused luxury apartment development located in Milton, just two kilometres from Brisbane CBD.
The plans include spacious floor plans, resort-style wellness amenities and a rare riverside location spanning 18 storeys above Milton.
Goldfields has also outlined a rooftop sanctuary with cooking facilities, 25-metre lap pool, spa, sauna, cold plunge, landscaped gardens and uninterrupted views of the Brisbane River, CBD and Mt Coot-tha.
Goldfields Chief Executive Officer Lachlan Thompson said more than half of the residences had been sold and this showed confidence in the project’s design and appeal.
“Quartet was created in response to what buyers increasingly value: larger, better-designed homes that support wellbeing, comfort and everyday connection,” Thompson said.
Goldfields has partnered with Australian-owned and operated construction firm Binah to deliver Quartet by Q4 in 2028.

Carbon Property Group has secured a 5,835sqm inner-city landholding site in Auchenflower for $12.2 million.
The sales campaign was conducted by Colliers agents Troy Linnane, Brendan Hogan and Chris O’Driscoll on behalf of the Liquidators, EY Parthenon.
Its prominent dual-frontage site was home to the former Toowong Private Hospital at 496 Milton Road, and the sellers claimed it offered flexibility to either develop the property for residential or healthcare uses.
“Large development sites in established inner-city suburbs with the attributes this property offers are becoming increasingly difficult to secure,” Colliers Queensland Residential Development Sites Director Troy Linnane said.
Carbon Property Group planned to redevelop the site with new apartments.
